On Tegeluddsvägen 21 sits a 1970s building that has long blended quietly into its surroundings, even though its modernist concrete façade and bold proportions tell a very different story. In 2025, Humlegården Fastigheter approached us with the task of re-imagining the property: to develop a positioning, concept, name, visual identity and image style that would reopen the building to the market and strengthen its appeal.
The work was carried out in close collaboration with Studio Stockholm, the architecture firm simultaneously transforming both the building and the surrounding environment to enhance its accessibility and character. Early on, we identified the defining character of both the building and its setting: their contrasts. A solitary 1970s structure with a strong, monolithic presence, yet positioned in an unexpectedly green pocket, opening toward Finlandsparken, mature oak trees and the calm of Gärdet. The area itself balances urban pulse with generous open spaces, creating a setting where city energy and natural stillness coexist side by side.
This duality became the foundation for both the concept and the name: Duoliten. A play on monolith and duality, the name captures the idea that the building’s strength lies in the interplay between opposites. It carries the confidence of a monolith, but it is the duality — between pulse and pause, movement and stillness, city and nature — that gives it life. Duoliten is both/and, never either/or.
The new identity reflects this balance. Visual contrasts, warm natural materials and a clear, modern graphic expression bring forward the building’s new personality: open, grounded and welcoming. A workplace where movement becomes part of the day, not something you plan around. A location that’s only five minutes from downtown, yet light-years from the frenzy.
Duoliten offers a new rhythm for modern working life: a place shaped by duality, designed for clarity, and ready to meet a new generation of tenants.
